ARTAVIA is a large-scale, master-planned residential community located in the north Houston area near Conroe. Developed by AIRIA Development Company, the project spans roughly 2,800 acres and is designed to integrate art, nature, and community living into a cohesive neighborhood experience. 

 

The development is planned to include approximately 5,200–6,500 homes along with more than 120 acres of mixed-use commercial and retail space, creating a balanced environment where residents can live, work, and gather locally. Homes are built by multiple national and regional builders and offer a range of designs and price points aimed at diverse buyers, from first-time homeowners to move-up and downsizing households.

At the center of the community is Dapple Park, a 13-acre amenity complex featuring a five-acre lake, clubhouse, 24-hour fitness center, café, event lawn, splash pad, playgrounds, and extensive trails designed to encourage outdoor recreation and social interaction. ARTAVIA also incorporates public art and nature-themed design elements throughout the neighborhood to reinforce its identity as a creative, lifestyle-oriented community.

Residents are served by the Conroe Independent School District, and the master plan includes land reserved for a future on-site school to support continued population growth. The community is strategically located between major transportation corridors including Interstate 45 and U.S. 59, providing access to employment centers, retail, and medical services across the greater Houston region.
